But good rental decor is definitely different from regular decorating. . .read on to find out more. Tip 1: Know Your Ideal Guest Knowing your ideal guest will influence the design. For example, groups should have a dining table big enough to fit them all. Corporate types will need a good desk for work, plus a charging station. And families with kids would love a play area. Tip 2: Keep the Space Light & Bright Vacationers prefer bright spaces over dark and bland ones. Incorporate lamps in each room, optimize natural light from windows, and typically white paint on walls is best (but choose the right white!). If your room has no windows, that’s the time to use color, such as a tranquil blue. Don’t use white in a windowless room—it’ll look gray and drab. Tip 3: Favor Open Clutter-Free Spaces Open, clutter-free spaces give vacationers that easy, relaxed, comfortable feeling they want from a home away from home. Store away kitchen appliances and have bigger but fewer decorative accessories throughout your space. Keep the colors in your decor streamlined--that is, choose a few, carefully. Tip 4: Add a Unique Local Flavor Local art and decor help make the listing feel special and they remind guests where in the world they are. Try searching Etsy for "art (your location/state)." Also, you can likely find artists in your locale thru a nearby university. Even a collection of your own photos of local attractions lining a hall or hung in a gallery over the sofa can look very stylish. If you do use photos, be sure some of them highlight local landmarks. Tip 5: Bring in Some Greenery Greenery literally brings life into a space, preventing it from looking stale and staged in photos. Clip some large branches from your yard and place in a simple vase--do this right before photos, and right before guests check in--this is a beautiful and easy thing to to. Or, consider getting some hard-to-kill plants, such as aloe, philodendron, rubber plant, and golden pothos. If needed, get quality faux plants—great faux succulents are relatively easy to find, even at stores like TJMaxx. Tip 6: Go the Extra Mile Simple, artfully presented snacks and amenities (such as toiletries and a bowl of chocolate) show potential guests that the host is caring and attentive. . .which will make guests even more excited to stay in your place. At one place my family stayed, the host set up a small "treasure hunt" for our children. Our kiddos followed clues and at the end was a coloring book and new box of crayons. So thoughtful, and unique! Tip 7: Get Professional Photos Taken Professional photos highlight the space's best features and are well worth the investment. . .especially if you've followed the other tips in this blog post! Be sure to look for a photographer who specializes in capturing interiors, since there are special considerations to be taken for a photographed space to look its best.
